Everything you need to know about bank eauctions in India
A bank eauction (electronic auction) is a process through which banks and financial institutions sell properties, vehicles, or gold online — assets pledged as collateral by borrowers who defaulted on their loans. These eauctions are conducted under the SARFAESI Act, 2002 or through courts, and provide buyers an opportunity to purchase assets at competitive prices.
The Securitisation and Reconstruction of Financial Assets and Enforcement of Security Interest (SARFAESI) Act, 2002 empowers banks and financial institutions to recover Non-Performing Assets (NPAs) by taking possession of and auctioning secured assets without court intervention. Most bank eauction properties listed on our platform are under the SARFAESI Act.
To participate, you must: (1) identify a listing on our platform, (2) review the eauction notice and contact the bank's authorised officer, (3) complete KYC documentation, (4) deposit the Earnest Money Deposit (EMD) before the deadline, and (5) attend the eauction on the scheduled date and submit your bid online or in-person as directed by the bank.
The Earnest Money Deposit is a refundable security deposit that bidders must pay before participating in a bank eauction. It is typically 10% of the reserve price. If your bid is unsuccessful, the EMD is returned. If you win but fail to complete the purchase, the bank may forfeit your EMD.
Bank eauction properties are typically priced at or below market value, as banks aim to recover outstanding loan amounts quickly. The reserve price is often set 10–30% below prevailing market rates, making them attractive investment opportunities. Always conduct thorough due diligence before bidding.
Key risks include: (1) properties are sold on an "as-is" basis with no warranties, (2) existing tenants or occupants may need to be evicted, (3) there could be outstanding dues such as property tax or maintenance charges, (4) title disputes may arise. It is strongly advisable to consult a legal expert and conduct a physical inspection before bidding.
Yes, home loans are available for bank eauction properties. Many banks offer loans for properties purchased through their own eauctions. Loan approval depends on factors such as property title clarity, valuation, and the borrower's credit profile.
Typically required: (1) valid photo ID (Aadhaar, PAN, Passport), (2) address proof, (3) PAN card, (4) EMD payment instrument (DD or RTGS/NEFT), (5) filled bid form. Requirements may vary by bank — always confirm with the respective bank's authorised officer.
